Development areas close to the city and the river have a particularly profile-forming effect: the Hafen-Areal has created a district center with housing, local amenities, restaurants and prominent passive house references (including ABG "Mainzeile", "Hafengold") - a strong anchor of demand in a waterfront and skyline location.

  • Core: Refurbished properties close to public transport in city/ Kaiserlei and harbour locations with low fluctuation; the ongoing district qualification at the harbour and large-volume projects such as the Goethequartier am Kaiserlei (327 apartments, 6 commercial units, approx. €128m investment) support frequency, supply quality and rentability.

  • Value-Add: Energy modernization, floor plan optimization and repositioning of first floor areas along high-performing axes; the municipal real estate market report 2024 signals lower prices and higher take-up in 2023, which favours selective entries and active asset management.

  • Development/transit story: The Nordmainische S-Bahn with a new tunnel and additional stations improves frequencies and redundancy in the Frankfurt-Hanau junction, which structurally enhances micro-locations close to the S-Bahn/RE in Offenbach and increases the ability to exit in the future.
