Core profiles are available in inner city/train station and public transport locations that benefit from the growing population and upcoming network upgrades - particularly in large, sought-after districts such as Biebrich, Dotzheim and Rheingauviertel/Hollerborn. Value-add potential lies in energy modernization and EC repositioning along subsidized inner city corridors and in upgrading districts, while the Ostfeld opens up medium-term development and connection opportunities for residential services and mixed-use concepts. Digital and smart urban building blocks such as the "Zukunftswerk" and the announced digital twin increase transparency and data-based planning - a tailwind for investor-driven ESG upgrades, mobility solutions and exit-capable repositioning in the growing regional center of Wiesbaden.
